2024 JAM Roundup – What’s Been Going On

2024 is a year that truly hit the ground running for JAM. It has been such a whirlwind of so many notable milestones, events, and wins that my Q1 roundup is getting dangerously close to a mid-year roundup. So humor me as I pretend Q1 was five months, and share with you what’s been happening around JAM through May 2024.

Six 2024 Shareworthy JAM Updates

1) Web Launch for Shinto 

We kicked off the year with the official launch of the website and a refreshed, consolidated brand for Shinto Landscaping. The three subsidiary companies now operate under the umbrella of Shinto Landscaping. The rebrand unifies its three divisions, increases operational efficiency and paves the way for stronger brand recognition. 

The backstory: In January 2022, Shinto Landscaping began merging its subsidiary companies: GemLawn & Landscape, Innovative Grounds Maintenance, and Nanak’s Landscaping. With a goal to provide its customers with seamless service, tangible results and a value-added relationship that includes end-to-end service from installation to maintenance, The company will now operate under one name: Shinto Landscaping.

2) An Epic Trip to China

At the invitation of BOMA China, I spent a magical week in Beijing and Qingdao, China, at the end of January. This was my second trip to China, and once again, I was awed and amazed by everything this country has to offer. 

BOMA China’s Executive Director, Dominic Lau, and his team were incredibly gracious hosts. After visiting the Great Wall of China and the Beijing Olympic Park, I toured Qingdao in the Shandong province of China. 

Qingdao was the first port city in China to welcome the West. It is experiencing rapid development and transforming into an ultramodern city. Wide streets, solid housing areas, government buildings and electrification were all part of Qingdao’s design, making it a rarity in Asia.

Today, Qingdao is the 15th largest city in China by population and has the highest GDP of any city in the Shandong province. It is a major seaport, naval base, and commercial and financial center. The city is home to the world-famous Tsingtao Brewery, which serves worldwide. 

During my trip, I had a behind-the-scenes tour of HaiTian Tower 2, one of three towers in HaiTian Center, a mixed-use development on the scenic banks of Fushan Bay. The tour was part of a project I worked on but more on that in a couple of paragraphs! 

For the traveler looking to go Far East, Qingdao is a 10 out of 10 and I highly recommend it! The sights were amazing, the food was delicious and the hospitality was off the charts. Be sure to see the light show on the Bay.

3) The TOBY Awards

The TOBY Awards is a pinnacle event that sets the worldwide standard for property management best practices in the commercial real estate industry. I am excited to report on the entrants that JAM worked with on applications for this sought-out and prestigious award. Here’s an update:

International TOBY Award Entry 

About that trip that I took…As I mentioned, I toured HaiTian Center.  Tower 2 is one of three skyscrapers that make up Hai Tian Center (pronounced hi-tee-yen). The property is a mixed-use center that sits on the scenic banks of Fushan Bay. As a beacon to the city, HaiTian Center is positioned as Qingdao’s Guest House to the World. This Super Class-A property is home to the St. Regis Hotel, and many global brands have Chinese-based headquarters there.

Throughout February and March, I worked on the property’s TOBY (The Outstanding Building of the Year Awards) submission. 

If you talked at all to me about this project, you know that I had a crash course on a development project that had been years in the making. I read through ten pounds of books  – yes, I weighed them! –and combed through countless digital documents (all written in Chinese) to put together this submission. 

The Property Management team is incredibly diligent in their work. It is an honor and privilege to be considered part of their team. Wish us luck in the International competition in the Over 1 Million Square Foot category! 

Southern Region TOBY Entries 

I also had the privilege of working on the Southern Region TOBY submissions for Southeast Financial Center in Miami and City Place Tower in West Palm Beach. 

CityPlace Tower

This 18-story Class-A office tower is in downtown West Palm Beach. Located at 525 Okeechobee Blvd, it is the area’s newest trophy Class-A office building with 322,000 rentable square feet. Related Companies originally developed CityPlace Tower. In 2021, after several ownership changes, they purchased the asset back. It is now one of the trophy assets, making West Palm Beach the new “Wall Street of the South.” The property has a LEED Silver certification and BOMA 360. Michele Pellico leads the team, which manages 306,027 square feet. The building provides offices for 25 companies with approximately 925 employees. 

Southeast Financial Center

Southeast Financial Center is a landmark development in the Central Business District (CBD) of Miami, Florida. It features one of the tallest office buildings in the city’s skyline. The property consists of a 55-story skyscraper, a 15-story annex, and a parking garage on 2.41 acres on Biscayne Boulevard, also known as the “Gateway to Miami.” Led by Alexandria Brown of JLL, the property has achieved LEED-EB Platinum, BOMA360 Performance, and Well Healthy Safety Ratings for Facility Operations. Southeast Financial also has the distinction of being the tallest all-office building in the city and the state. In the 1980s, it was the tallest building built in Miami and Florida. 

CityPlace Tower and the Southeast Financial Center had amazing showings at the Regional competition. CityPlace Tower will compete in the 250,000-499,999 square foot category in the International Competition. 

4) The BOMA Fort Lauderdale/Palm Beaches Golf Tournament

In the meantime, JAM was also busy managing the annual BOMA Fort Lauderdale / Palm Beach Golf TournamentThis highly anticipated golf outing offers a fun day on the course and so much more, including chances to network and build relationships with commercial property management professionals in a relaxed country club atmosphere. As a fundraiser, we raised over $100k and managed a day full of events and fun for over 250 guests. 

5) JAM Clients Get Recognized

TruPark Asset Parking Management

The Miami-based parking management company TruPark Asset Parking Management was awarded special recognition and top honors for using SpotHero, the popular digital platform for parking management. Through JAM’s marketing efforts with TruPark and this robust tool, we could draw in thousands of parkers for special events spanning Miami to West Palm Beach.

TamCare Services

Palm Beach-based janitorial company TamCare made a big addition to its team by hiring Leah Summer, a New Business Development Executive. Leah brings a wealth of experience and is poised to refine the company’s marketing program. If you need commercial cleaning services in Palm Beach, Broward or Miami-Dade, be sure to contact them.

R&D Construction and Roofing

—R&D Construction and Roofing is a licensed and insured commercial construction company serving Miami-Dade, Broward, Palm Beach, Monroe Counties, and the Tampa Bay area. It specializes in complete commercial roofing, build-outs, and tenant improvements. R&D Construction and Roofing won an award. During the first part of 2024, they received the “Master Contractor Award,” which placed R&D Construction and Roofing in the top 23% of our United States contractors, consistently installing the highest quality roofing systems in 2023. Congratulations, R&D!

6) A Leadership Conference For Yours Truly

Crazy calendar or not, I chose to round out April by dedicating time to personal and professional growth. I attended a leadership conference, where I locked arms with 22 amazing individuals who all shared the goal of elevating our leadership skills. 

The weekend-long Ashville, North Carolina, event was intense but well worth it.  It was a great way to reset and prepare for the big, audacious goals I’ve set for the months ahead. I want to express my sincerest gratitude to the folks on Team 3066 for their support. Great things are coming for us all!
