2026 Southern Region TOBY Winners Advance to International Competition

The 2026 Southern Region TOBY Awards once again highlighted the extraordinary level of operational excellence taking place across the commercial real estate industry.

From sustainability initiatives and energy management to tenant engagement, emergency preparedness, engineering operations, and building performance, the TOBY Awards are among the most rigorous and respected competitions in commercial real estate.

This year’s Southern Region competition was particularly competitive, bringing together top-performing properties from across the Southeast and recognizing teams operating at the highest level of the industry. The depth and quality of this year’s field further reinforced the caliber of operational excellence represented throughout the TOBY competition.

The TOBY process requires months of operational coordination, engineering collaboration, sustainability documentation, tenant engagement planning, building inspections, interviews, and detailed submission preparation across multiple disciplines.

What makes these entries particularly strong is not simply the submission itself, but the operational excellence behind the buildings. The TOBY Awards recognize the real work happening inside these properties every day — from engineering operations and preventative maintenance programs to sustainability initiatives, tenant experience, emergency preparedness, and overall building performance.

Presented by Building Owners and Managers Association (BOMA), the TOBY (The Outstanding Building of the Year) Awards are widely considered one of the commercial real estate industry’s highest honors. Properties are evaluated across a wide range of operational and management criteria, including building operations, environmental and sustainability programs, tenant relations, emergency preparedness, training, and community involvement.
